When arriving at Villa Kipi, you will enter through traditional Balinese gates which lead to large stepping stones across lotus ponds and a water feature. This takes you to the main living and dining area. This area is spacious with high roofing, comfortable sofas, a dining table which seats 8 people, a 52cm plasma television, Bose surround sound system and a portable i pod dock. Villa Kipi guests also enjoy WI-FI internet access.

The kitchen is fully equipped with all the modern conveniences and is located off the living and dining areas where the resident chef can prepare meals throughout your stay. Outside from the kitchen and living area is the main swimming pool (13.5m x 4.5m) with a wooden deck, sun loungers and umbrellas. There is also a separate bale area with outdoor tables and chairs for poolside dining.

Upstairs from the pool area is another large fan-cooled lounge which boasts some spectacular views of the beach and sunsets.

The master bedroom is located on the second level which features a king sized bed, wooden floors, plasma television, en-suite bathroom, bath tub, separate shower and spacious balconies once again offering beach views.

The 2nd and 3rd bedrooms also feature king sized beds which can be converted into twin beds if required. Each bedroom is tastefully decorated and features stunning en-suite bathrooms. From everywhere in the villa  you have views which you could only dream about. Accomodation

The master bedroom has an en-suite bathroom and a balcony on the first floor. The magnificent ocean and sunset view from the balcony can be enjoyed with a cup of tea or a glass of wine while relaxing on the comfortable outdoor chairs. The marble bathroom has the additional open plan tropical shower.

On the ground floor there are two other bedrooms, each with private bathrooms, open shower and the ocean views. All the bedrooms are of equal size and are equipped with air conditioning, king size beds, toiletries and hairdryers.

Facilities

The villa is part of a small, secluded, gated complex on the shores of the ocean, with 24 hour security. A pathway with tropical flowers and small palms leads to a sandy beach where there is a small pier equipped with a private boat (US$135 / 4 hours), which you can use to go to the secluded beaches of neighboring islands, or fishing or snorkeling. There are free kayaks for guest use to discover the mangroves. There are 3 bicycles available for guest’ usage for free.

Entering the villa through traditional Balinese double doors you step to the garden area with its fabulous views of the ocean lagoon. Cooled by the ocean breeze, the garden has a large 20 metre swimming pool with Jacuzzi area and on one side of the pool there is a sunbathing zone with sun loungers. On the other side – an open dining pavilion with a wooden table and chairs for six persons and there is a gazebo with sofa at the edge of the water.

The villa’s interiors are modern in design with Balinese touches and use only natural materials including wood, stone and marble. On the first floor there is a spacious living room with open kitchen and bar. Sliding glass doors overlook the swimming pool and the ocean lagoon and allow the sea breeze to fill the villa. On a hot day, simply close the doors and turn on the air conditioning. On the opposite side of the living room sliding doors open into the patio with a small garden, a Buddha statue and fountain, filling the air with the soothing sounds of water. The living room is equipped with an LCD-TV with DVD-player and sound system and comfortable sofas. The entrance to the two guest bedrooms is from the living room. All bedrooms have their own private bathroom, outdoor shower, wardrobe and safety box.

Stairs lead up from the living room to the second floor master bedroom with a balcony overlooking the ocean.

Location

Villa Sunset is one of five villas that sit on the water’s edge on the western side of the Tanjung Peninsula in Benoa in southern Bali, just 20 minutes from Ngurah Rai International Airport. It is a very short drive from the upscale tourist enclave of Nusa Dua, home to many of the island’s best five star resorts and restaurants. The surrounding area is a water sports paradise and home to some of Bali’s best beaches, two championship golf courses and a swathe of top quality bars, dining venues. The villa has three bikes which you can use for pleasant rides around the area.

Near  the villa there is a small sandy beach with shallow water suitable for children to swim in, or for taking  walks along the sand. It is not suitable for adults to swim but the villa’s personal car with driver will take guests to some of the best beaches in Bali at Nusa Dua or Geger, or  take you to the cafes and restaurants on the main street of Tanjung Benoa, or to the Bali Collection, Nusa Dua’s shopping and entertainment centre.

Villa Style
Villa Azaya is a contemporary-styled, five-bedroom, Bali rental villa, located just 50 metres from the beach in the Petitenget/Seminyak neighbourhood on Bali’s southwest coast. Covering 2100 square metres, the shingle-roof property comprises a large two-storey building complemented by a fully independent two-bedroom guesthouse, stand-alone gym, poolside gazebo and 20-metre swimming pool, well integrated within an expansive, flat-lawned garden.

Villa Azaya Accommodation
The five air-conditioned bedrooms each feature ensuite bathrooms, there is also a living room, dining room, feature kitchen, and guest office/library, while the guest house incorporates its own living & dining room complete with small kitchen. Ipods have been installed in every living area, and a Bose 321 home entertainment system provides sound in the living room, dining room and pool bar. WiFi internet access is available throughout the property.

Master Bedrooms
The two, sizeable, master bedrooms are located on the upper floor of the main building. Each is air-conditioned and each features a teakwood floor, a dressing area and an ensuite bathroom; each is complemented by a rooftop terrace with a lovely view of the garden, the neighbouring fields and a glimpse of the ocean. Both master bedrooms are furnished with a California king size bed, one of which is a zip-lock bed that can be converted into twin beds. Each room also presents teak wardrobes, shelf units, a desk, an upholstered daybed and a 32″ satellite TV. Sliding doors lead from these master bedrooms into their respective ensuite bathrooms. Each spacious master bathroom is fitted with a bathtub with handheld shower, a double vanity unit with a large wall mirror and twin washbasins, and a toilet. Guest Room
There is a small air-conditioned guestroom on the ground floor complete with double bed, teak wardrobes, a built-in desk, lamps and artwork. Guest House
The self-contained guest house offers independence and privacy; it is quite separate from the main building and accessed by a wooden bridge over an ornamental pond. This single-storey building incorporates two bedrooms, each with an ensuite bathroom, and a centrally positioned, open-sided, living & dining area complete with a small kitchen. The living space is furnished with segmented sofas and a glass-topped coffee table, and equipped with a satellite TV/DVD player, Nintendo Wii game system and an iPod dock. There is also a dining table for six. The kitchen is fitted with a two-burner gas hob, a refrigerator and cupboards. Living Room
The spacious living room is located poolside with glass doors on two sides that can be fully opened to create an open-air tropical living experience with the addition of a fan. Alternatively, the doors can be closed for air-conditioned comfort. The room features a cool tiled floor, upholstered chairs and segmented sofas, and is equipped with a 42″ satellite TV and DVD player.

Dining Room & Kitchen
The large air-conditioned dining room is furnished with a table for 12, and also features a ceiling fan, mood lighting and sliding doors, which open onto the pool terrace. More doors on the opposite side can be opened to allow for cross ventilation and access into a walled garden area, bordered by a pond with bulrushes and lilies. At the far end of the dining room is an open-plan, fully equipped, feature kitchen with a marble work top, a central island, stylish white cupboards and stainless steel appliances. The flat green lawns are punctuated by palms, fragrant frangipanis, and other flowering trees. Aesthetic Design.

Architecturally the property is split into two distinct structures that are almost identical.

Both are two storey dwellings showcasing the aesthetics of local design without compromising home comforts and conveniences. To the left is Villa 1, which is characterised by an open-plan kitchen and an oversized dining table catering to 10 guests in a social situation. While Villa 2 on the right uses the same area as a tastefully appointed indoor living room with a cushioned sofa to relax quietly alone or with a partner. All indoor and outdoor furnishings have been commissioned by Lio Collection and each building features an IPod dock as well as every other modern facility that guests would expect from a property of this calibre.

Restful Slumber.

Villa Jepun has been designed to accommodate up to eight adult guests with plenty of space for everyone to enjoy their own privacy. A master bedroom with an indulging semi-open en-suite bathroom and terrazzo tub is located on the ground floor of each dwelling. The upstairs of each villa structure also features an additional bedroom suite with its own spa styled bathroom facilities and dressing alcove. Every bedroom is equipped with satellite television for personal viewing pleasure.

Terrace Luxury.

The showpiece of Villa Jepun is a pair of matching rooftop terraces. The open-air edge of each terrace is elevated to take in the tranquil beauty of the garden below and glimpses of rice terraces in the distance. The garden
Surrounded by 8000 m2 garden, laid out as sloping terraces and bordered by a small river, you will constantly experience the amazing touch of un-disturbed nature.
Moving through jungle-like vegetation, you will arrive at the traditional gate and lobby, where the magnificent view of the garden and the rice fields awaits you.
In the garden there are numerous coconut palms and fruit trees, and the organically grown vegetable- and herb-gardens supply the villa’s household.

The main house
The spacious living and dining area opens to a large veranda, surrounded by flower covered, multi-level fishponds and flanked by two comfortable bales, where you can relax, listening to the sprinkling water and enjoying the beautiful view.
An open, fully equipped kitchen is ready for the staff to prepare your meals on your request – or feel free to use kitchen by yourself, if you prefer to cook your own meals.
Just couple steps upstairs in the main house you will find an air-conditioned media room with mini library and hi-quality audio- and video experience.

The bedrooms
The 4 spacious air-conditioned bedrooms are all separate houses, two of which are sharing a private open kitchen- and dining-bale as well as a private springwater fed plunge-pool and a pooldeck. More, each house offers a furnished veranda and bathroom with complete sanitary, shower-cabin, and a small walled garden with outdoor shower.

The main pool

Connecting to the pooldeck is the teriyaki kitchen with café-tables and -chairs. Here you can enjoy your drinks, snacks or poolside-meals from the genuine teriyaki grill.

The Long House Accommodation

Entering the villa, the covered parking area on the ground floor accommodates largely 3 cars set along with the storage and technical room such as the generator room. Stepping up, in addition to the staff quarter, the first floor is dedicated to the recreational area featuring luxurious amenities including gym, soothing massage room, Jacuzzi and even a wine cellar.

The living area is situated on the second and third floor; all the rooms are offering an amazing sea view. The generous space of the secondstair encompasses 5 air conditioned bedrooms equally in size individually perfectly decorated and well equipped with Satellite LCD TV and wireless internet access and a large media room equipped with up to date materials and equipment.

On the west side, Sumba bedroom is featuring a walking dressing and an amazing bathroom including a bath tub, 2 basins, a shower and a separate toilet decorated with alternatively rough and polish onyx. The bedroom itself is featuring Sumba style king size bed, furniture and decoration.

More in the center, Sumatra bedroom is featuring a hidden balcony equipped with a natural stone bath tap, a close bathroom including a metal stylish basin, a toilet and lava stone shower. In addition to the walking dressing the large bedroom is decorated with Sumatra style fixture and furniture.

Villa Kavya is a contemporary four-bedroom villa in Canggu, located just a few minutes walk from Canggu beach. Generously designed to maximize space and privacy on 1500 square metres, the shingle-roof property offers the best of tropical island living with all creature comforts. Two swimming pools, one of them 17-metres long, big wooden patios and an expansive, flat-lawned garden all complement the building. In addition to the four air-conditioned bedrooms, each with stylish en-suite bathrooms, Villa Kavya has two comfortable seating areas, a large modern open space kitchen, a dining area that seats up to 12 people and an air-conditioned TV lounge room.

Indonesian Architect Sekar designed the villa in a modern interpretation of the open living spaces used in traditional Balinese architecture. Spaciously laid out on 300 sqm, she combined traditional wooden shingle roofs, warm teak wooden floors and interior elements, cream-colored granite and polished grey cement in a striking, stylish contrast to the large central grass lawn. Large French doors keep light and air flowing through the interiors, providing a sense of tropical island living.

Villa Kavya Accommodation

Bedrooms Villa Kavya has 4 light and airy bedrooms, 3 with king-sized beds and 1 with twin beds. The layout of the bedrooms maximizes space as well as privacy. All bedrooms have contemporary en-suite bathrooms with two sinks and showers, and large wooden walking wardrobes.

The master bedroom takes up the complete second floor of the villa. It features a king-sized four-poster bed draped in white voile. Big French doors open onto a generous private terrace overlooking the garden and pools and offering glimpses of the ocean. The large walking wardrobe and the contemporary bathroom both have a view of surrounding rice-fields.

The first guest bedroom has a large comfortable king-size bed wrapped in white voile. Its open-air bathroom includes a dramatic stone-hewn bathtub on a private separate patio. This bedroom also has its own seating area opening onto the central garden.

The second bedroom has twin beds and a small working area with a desk and shelves, as well as an en-closed bathroom, thereby making it ideal for children.

The third bedroom is separated from the main building and the general living area by a large water feature and a romantic frangipani tree increasing privacy as well as a sense of space. It has a small lounging area and a lovely modern open-air bathroom.

Villa Kavya Living & Dining Area

The main living area was designed completely open, with a cooling water feature on one side and the garden on the other. Located between the guest bedrooms and the kitchen, the living room has large comfortable couches that invite casual lounging. The contemporary open-space kitchen is equipped with all modern appliances, a central cooking island and a long wooden breakfast bar to separate it from the main dining area. The dining area opens onto the pool and can easily sit 8 to 12 people.
