Built on three levels, the colonial-Carribean style 5 bedroom home offers ocean views from all levels. It is less than two minutes walk down the private lane to the beach and temple. Large verandahs allow for a good flow of air around the villa, fed by an endless sea breeze. The villa offers plenty of comfortable outdoor living, yet all rooms are air-conditioned enabling guests to retreat in comfort during the humid rainy season, usually between January & April.

The entrance to Villa Surgawi is via the parking area, through a huge pivot doorway and onto a timber bridge where a water feature greets you. Once over the ornamental pond you find yourself in a large tropical garden, home to many varieties of palms, heloconias and colourful plants like the ginger plants and mango tree.
Roof Terrace and Facilities

There is a 60m2 roof terrace on the second floor. This is accessed via a stainless steel spiral staircase. From this upper most level you will enjoy the most incredible 180 degree views – from Uluwatu in the south of Bali, all the way up the West coast past the Meridien Hotel. This is THE perfect spot for enjoying Sunset Cocktails! Netting can be provided to block access to the stairs upon request.

Next to the main house is a large double garage that has been converted into a billiards/pool room, complete with bar. At the rear of this are the staff quarters (two large rooms and a bathroom), staff kitchen, laundry, store room and genset room. The staff have their own entrance and separate parking area for their motorbikes at the rear so all public spaces are kept clear and guests undisturbed.

The property is built to very high international standards, with some state of the art facilities including Bose server technology with built-in speakers connected to all common areas, broadband internet, Satellite TV and all bedrooms are connected via a PABX telephone system.

When arriving at Villa Kipi, you will enter through traditional Balinese gates which lead to large stepping stones across lotus ponds and a water feature. This takes you to the main living and dining area. Master Suite, Guest Suite and Guest House

The Master Suite is accessed by an elevated covered walkway on the Living Room level, bridging a water garden below. A sliding door opens to reveal the air-conditioned Office/Sitting Room, complete with merbau wood floor, antique desk, chairs and original artwork on the walls.

The Master Bedroom is entered via another sliding door, where a splendid king-size, canopied bed, dressed in white linens and mosquito netting sits in the center of the room like a throne. It features intricate carving and is a copy of an old Madurese Royal bed. This air-conditioned room is equipped with a TV and VCD player. The walls are decorated in a cool shade of blue. There is a vaulted wood ceiling and folding glass doors that open onto a wide wrap around slate-floored balcony. This allows guests to choose open air sleeping instead of air-conditioning if they wish.

The views from this room and balcony are breathtaking. The balcony is furnished with a cushioned day bed, rattan armchairs and a dining table for a private breakfast or lunch. This is also a wonderful spot for sunset cocktails.

The ensuite air-conditioned bathroom is luxurious. It boasts a cream-colored marble floor, an abundance of wall mirrors, an oval-shaped terrazzo bathtub for two and twin marble washbasins. A toilet cubicle and a separate shower are each entered via frosted glass doors. The powerful overhead rainshower is complemented by a handheld shower. There is a large closet and dressing area with built-in wardrobes, drawers and plenty of storage space. A safe deposit box and mini-bar fridge are located in the dressing area.

The air-conditioned Guest Suite is located on the Ground level. The Sitting Room/Children’s Bedroom is entered through a sliding door leading off a covered walkway beside a beautiful water garden. There is an L-shaped sofa that can be converted into twin beds, making this suite ideal for a family.

The bedroom is entered through a sliding wooden door which separates it from the sitting room, or through doors opening onto the Terrace and Garden. This generous bedroom is furnished with antiques and artwork, an Oriental rug and a king-size, four-poster steel bed. The bed has elaborate white mosquito netting which allows guests to sleep with the folding glass doors open to the rice field views, or to choose the option of air-conditioning.

The Guest Suite is equipped with a safe deposit box and a mini-bar fridge. A beautiful old cabinet holds a TV and VCD player. The dressing area and ensuite bathroom follow the same layout and have the same amenities as the Master Suite. The wide wrap around white Palimanan stone terrace is furnished with an antique carved Timorese table and chairs for private dining, or just relaxing and viewing the rice fields.

The free standing Guest House is located on the far side of the living and dining pavilion on ground level. It can be reached from the Dining Room or by an outdoor staircase which leads from the Living Room. It is air-conditioned and features a soaring ceiling and a merbau wood floor. The furnishings include a queen size, four-poster bed fashioned from carved teak, with exquisite white linens and mosquito netting; an antique cabinet housing a TV and VCD player with surround sound; a writing table and chairs.

The air-conditioned bathroom has a marble floor and a dressing area with fitted wardrobes, huge mirrors, and louvered doors which hide a safe deposit box and mini bar fridge. Double marble topped vanity units support large glass washbowls with teak cupboards and shelves underneath. The toilet cubicle and separate shower are each located behind frosted glass doors. The powerful rainshower is complemented by a handheld shower. Glass doors lead to an open air bathroom romantically lit by unique wall lamps. An oversize bathtub is sheltered under the roof eaves, and there is an outdoor rainshower for moonlit bathing. A glass wall of sliding doors opens onto a white Palimanan stone terrace. There is a marble topped iron table and chairs for private dining with garden and pool views. The terrace is sheltered by a pergola supporting a cascade of white thumbergia flowers.
Living Room & Dining Room

Welcoming guests with its generous size and openness, the Living Room offers a sweeping vista of the pool, gardens and adjacent rice fields. Cooled by ceiling fans and natural ventilation, and characterised by an Indian slate floor and a soaring vaulted ceiling, the room is exquisitely furnished with cream leather sofas, chairs and bar stools. The centrepiece is an impressive iron chandelier designed by the owners. There is a polished granite party bar with fridge and sink, and a round table with chairs for intimate dining.

A stairway leads down to the Dining Room, located on ground level next to the pool terrace. The room is furnished with a three meter long table which seats ten, a sideboard and a pair of 24-light standing candelabra. The ceiling features cove lighting and specialty lighting for the stunning art works which adorn the walls. Folding glass doors offer guests cool alfresco dining and the ambience is enhanced by water sounds emanating from adjacent ornamental ponds, water spouts and bubbling urns.

There is a Powder Room at the foot of the stairs.

Service Kitchen and Media Room

A timber bridge traverses a pond between the Dining Room and the immaculate Service Kitchen. It is fully equipped with everything that the chef needs to prepare delicious meals in accordance with the requests of each guest. A Wet Kitchen and a Laundry are both tucked away at the back, along with the staff entrance.

The air-conditioned Media Room is equipped with a 32-inch LCD flat screen TV, VCD player and surround sound system. It is entered via folding doors leading from the Dining Room. This comfortable room is furnished with two deeply-cushioned sofas, traditional batik cushions, a games table with Plexiglas chairs, and an innovative glass topped coffee table created by hand from coffee-wood branches. Sliding windows on one side overlook an ornamental pond and a window on the other side looks out at the pool. Books and artifacts fill the bookcases.

Garden, Swimming Pool, and Relaxation Pavilion

The 16 x 3 metre, blue slate tiled swimming pool has a waterfall at one end, two infinity edges, and is anchored by a Pendopo, used as a Relaxation Pavilion. This ancient structure is the core of a 150-year old wooden Joglo house from Java. It showcases ornate hand-carvings and robust columns, and was constructed using traditional tongue and groove techniques without the use of any nails or bolts. Furnished with a rustic table, a deeply cushioned rattan sofa and chairs, this raised pavilion, with its antique terracotta tiled floor is another delightful area for dining, entertaining and relaxing. There is a granite topped bar for serving at the back of the structure. The white Palimanan stone pool terrace is shaded by sweet-scented white frangipani trees; there are 4 sunbeds and two umbrellas.

The expansive gardens are dotted with palm trees and white-flowering shrubs and trees. Open to the rice fields on one side with a view unbroken by walls or fences, the property expands its borders.

Water is a predominant element in the spiritual landscape of Bali. This is reflected throughout the property, but especially in the enchanting water garden between the bedroom pavilion and the Living/Dining pavilion. The pond features white lotus and bulrushes, and is planted with white orchids and a frangipani tree on an island. Two serene Buddha statues sit in stone caves against a backdrop of flowing water to complete this beautiful water feature.

All other bedrooms feature queen sized beds. In the guest house the TV room can be an optional bedroom if required. The billiard room upstairs bedroom is air-conditioned with a Chinese bed. Rooms

Villa Asta was designed by the internationally-acclaimed architect, Guy Morgan, with sumptuous interiors and landscaping by Dean Kempnich. The property is entered through an ornately framed wooden doorway, behind which stands a Balinese Hindu feature known as the “aling aling” a short screen wall devised to protect the property from troublesome and malign influences, because evil spirits have great difficulty in turning corners! A waterfall cascades into the pool producing a glass like view across the pool to the feature bale. This also has the effect of producing gasps of surprise and delight from the guests as they step past the wall and view the property for the first time. Boasting contemporary minimalist architecture and a tropical open-living concept with Balinese influences, Villa Asta is comprised of 4 separate living, dining and sleeping pavilions. The warm teak wood floors, richly grained coconut wood pillars, creamy white Palimanan stone terraces, cool marble fixtures, slate floors, and random rock walls form the dominant components, juxtaposed against koi (fish) ponds, water spouts and the natural greenery of Bali’s exotic plants.

The sleeping pavilion houses 2 air-conditioned double bedrooms complete with en-suite bathrooms, and a pool terrace. Each bedroom has a soaring thatched roof and is furnished with a canopied 4-poster king-size bed, a comfortable built-in window seat and is complete with a 29-inch plasma TV. Each is tastefully decorated with bold colours, rich fabrics and bright scatter cushions, local artwork and artefacts. Sliding glass doors lead into the private garden bathrooms, each one dominated by a splendid, oversized, marble bathtub as its central feature, and sheltered from the elements by the eaves of the roof. The plunge pool can be accessed by exterior bathrooms doors, thus avoiding the need to walk through the bedrooms.

Three further bedrooms and the games room are located at the far end of the garden, away from the main living areas. This 2- storey pavilion houses 3 bedrooms downstairs. Each of the air conditioned bedrooms can be made up with either king size beds or twin beds. Both configurations also feature 2 rollaway beds. The bedrooms are accessed by sliding glass doors from a colonnaded terrace, and each boasts a walk-in wardrobe, an en-suite garden bathroom with toilet, shower, washbowl, vanity unit, and a traditional “mandi” – an outdoor urn fed by a waterspout.

Sliding opaque glass doors lead from the dining area into an air-conditioned den. This cosy snug is furnished with deeply cushioned lounges and a big lazy chair. It also doubles as an office, and is equipped with a built-in desk and fitted cupboards, a computer with Internet access, a printer, a 32-inch plasma TV with over 25 satellite channels, DVD and a high quality sound system linked to speakers in the living and dining areas. The walls are graced with colourful local artwork and artifacts.

Living Pavilions
The living pavilion is open on 4 sides and features a soaring alang alang thatched roof supported by coconut wood pillars above a cream Palimanan stone floor. Ceiling fans and gentle breezes keep this area cool; it is tastefully furnished with a cushioned rattan sofa, chairs, and a glass topped rattan table. This pavilion is also linked to the central music system with surround speakers in the roof.

Dining Pavilions

The open-sided dining pavilion is furnished with a long table which seats up to 18, boasting padded chairs and an orange theme. Cooled by natural breezes it also features a teak wood floor, paddle fans and pendulous lanterns suspended from its pitched roof. Ideal for entertaining, this ample pavilion is linked to a quality music system with surround speakers in the roof.

Adjacent to the dining pavilion is a fully equipped, open-air service kitchen, characterised by a slate floor, teak cupboards, and black marble work surfaces. Here, the chef will prepare delicious breakfasts, lunches, dinners, snacks and refreshments, in accordance with guest requirements. The marble bar, complete with bar stools, is a great place for enjoying a casual breakfast or socialising with friends.

Games Rooms

The semi open-air games room is a huge wooden deck with a thatched roof, located above the guest bedrooms and presents beautiful rice field views. Equipment includes a computer (with internet access), DVD, pool table, a ping pong table, and a 42-inch wall-mounted plasma TV.

Pool & Bale

The immaculate garden is dominated by a dramatic freeform swimming pool. Shallow layers within the pool step down into the deepest 5-metre section, immediately beneath a 3-metre-high, 2-storey bale relaxation pavilion. Shaded by a thatched roof, this elevated, double-decker pavilion offers spectacular rice field views from the top. A circular timber deck rests beside the pool, complete with sunloungers and umbrellas.

Facilities

Villa Asta is supported by a carefully selected team of highly trained, friendly staff who will do their best to ensure that their guests experience a truly enjoyable stay in Bali. The team is headed by a villa manager who will oversee and coordinate the staff and property, and is available to assist guests during their stay. The team also includes an in-house chef, butlers, housekeepers, gardeners, and security guards. The chef is trained in the preparation of both local and international cuisine, and is responsible for all the market shopping, in accordance with the needs and the whims of the guests. The housekeepers fulfil all of the housekeeping duties while also taking care of the daily laundry. Baby-sitting and massage services and the facilities of a car and driver are also available on request at an extra charge.

The main building houses a large open fronted living and dining area decorated with antiques and exudes an aura of simplicity and style. Its centerpiece is an antique dining room table capable of seating twelve people in comfort. White terrazzo floors lead into the adjoining sitting room and the air-conditioned master bedroom suite that is dominated by an exotic canvas above the queen-sized bed. Directly in front of the main building and looking onto the beach and enormous marine-colored swimming pool, is a large covered pavilion, known in the local language as a bale, which is open on all sides. Constructed in traditional Balinese style with an intricately thatched roof and supported by four massive pillars, this bale provides an informal area in which to relax with a cocktail and enjoy the exceptional colours at sunset.

The manicured garden, featuring frangipani, palm trees, lotus ponds and stands of ginger lilies, also boasts three ancient temples dedicated to the favored Hindu gods.
